Why Florida homes get this more than most
Your evaporator coil is cold and wet every minute the AC runs, and pulling humidity out of the air is half of what a Central Florida system does all summer. That moisture is supposed to drain away, but when dust settles on a wet coil or water lingers in the drain pan and line, you get exactly the dark, damp, organic environment mold needs. In Casselberry's climate the air handler is often working in these conditions eight or nine months a year, which is why "dirty sock" and musty smells are one of the most common calls we get, far more than in drier states.
The three places the smell usually starts
First, the evaporator coil itself. A biofilm of dust and mold builds on the fins and the air blows right across it into your rooms. Second, the condensate drain line. When it clogs with algae, water backs up into the pan and sits, and a full or slow drain is also what trips a safety float switch and shuts the system down. Third, the ductwork. If ducts sweat or a return pulls humid attic air, moisture collects inside the runs and never fully dries. Masking it with a stronger air freshener does nothing about the source.
What actually fixes it
The real fix is removing the moisture and the growth, not covering the smell. That means cleaning or treating the coil, flushing and clearing the condensate line, and confirming the drain and pan move water the way they should. Where humidity is the deeper problem, a properly matched system, a UV coil light, better filtration, or whole-home dehumidification keeps it from coming back.
